since you mention music, you should consider Brooklyn too. The Brooklyn Academy of Music is a good rival to Lincoln Center's operations. It's in downtown Brooklyn and housing in Brooklyn is much cheaper than Manhattan.
as far as speed in selecting something, yes you have to be fast, a day is sometimes all you get to ponder something and sometimes bidding wars erupt right in the hallway as people are looking at places.
