Personally, I love the STi -- but the only problem, at least as far as you're concerned, is that luxury features aren't really gonna happen with the STi. If memory serves correctly, the "default options" for the STi don't include floor mats or a radio, for example.
After that, the 2004 Honda S2000 is a great car, very nimble and quick -- one of Honda's few RWD cars. Since you don't have a garage, you just have to make sure to leave the top up overnight - a friend of mine has a convertible Trans Am he parks outside all of the time, and it's fine, as long as leaves the top up.
While you're looking at BMWs, I figured I'd just toss in the M3, another car I like (but is pretty expensive).
