It does look like an interesting housing market there. As someone who bought their first house 5 months ago, there are a few unexpected expenses.

How soon are you going to be buying this house? Have you found a few to look at yet? When you are looking, be sure to take a guess at what your needs may be 5-10 years from now. It costs a lot to sell and move to a new place with an extra bedroom or in a better location.

Make sure you always have 4-6 months of mortgage payments in the bank. But, you may consider putting 5-10k down (I had 2-3k in closing, taxes and inspection fees, I think.) Buy the necessary things gradually as you earn the money for them. Except for a bed/mattress...

But just make sure everything feels right, and don't buy a bad house because you could save $200/month. The reason why I work and make money is to be able to live in a nice house. There is no point in making plenty of money if your quality of life isn't what you want.
