"The Two-Bear Mambo" by Joe R. Lansdale.
The first two pages.
Hap Collins, drives to see his friend Leonard Pine on X-mas eve. When he hears sirens, he realizes that Leonard is busy burning down the crack-house next door for the THIRD time. When he gets there, he realizes it's true, with Leonard standing in front of the burning building "like a Honky's nightmare". In the meantime, Leonard's boyfriend is standing on the porch, screaming. Crack-dealer ass-whooping ensues.
