Sounds like she has a control issue. She wants it, but only on her terms.
You say it probably can't turn into anything good... I think you're right. That is... if "good" means "more than just sex" (to either of you), and it seems like it does to you.
How would you feel as just her "booty-call" or "fuck-buddy"? If you're cool with it... back off and play it cool. Wait for her to invite you. If you feel you need more... then I agree with billwood's response... break it off asap, turn and run.
