I'd be a little worried about rusted out floorboards, as they're part of the structure on a unibody car. First thing I'd do is have a reputable body shop check it out and see if that can be repaired feasably. If so you got the deal of a lifetime, and if not you can still make a nice return on your investment by parting it out.
