It's just as much to do with the surrounding acreage (though 1000+ would be better), flowing water, thermal mass, geothermal heating, desert and awesome interior. As for my unattainable dream house, I've always wanted a souped-up treehouse. Think Swiss Family Robinson, or, if you've played Baldur's Gate II, Suldanessellar. I climbed trees constantly as a kid, and it always felt like I had my own little world up there among the branches.
