    It gets better.

We did the refinance based solely on my income. It seemed simpler.

This $300 I'll owe at closing sparked a request for two months' worth of bank statements, to prove I've had $300 for 60 days straight.

The two months' worth of bank statements mean they now question every deposit over $100 in that time period, to make sure someone else didn't give me the money to cover the $300 I didn't even know I needed at the time. So now they want two months' worth of pay stubs from my wife, and two months' of cancelled checks to match all of the expense checks issued to me by my company for travel and entertainment expenses.

Since the reason I was given for all of these hoops was to prove funds availability, I asked them if I could just provide cash or a certified check at the closing (since they obviously don't trust my personal check not to bounce, lol). They said that is no good, because any time they have to dig into bank statements they have to back up all deposits not just to verify funds, but to assure I'm not laundering money. *facepalm*

What a hassle. I'd almost rather share an office with @ZombieSquirrel than deal with this.

Wells-Fargo, right? I had similar trouble when I refinanced in Boston. This is the new regulatory environment. Because prior to 2008 the bankers made a lot of loans to folks who were patently not income qualified now the new regs make it much more difficult for qualified applicants to prove their worthiness. So here we go from under regulation to over regulation. With the bankers constantly afraid that some fed regulator will catch them with a few un-dotted eyes and uncrossed tees.

You could try this, assuming the the mortgage "A" is still active. Maybe go to a different branch. Early in the day. Tell them you want to make a, say, $500 additional cash (so they won't have to wait for a check clearing) payment on loan #xxx-xxxx. They will ask whether you want to apply that to principal, escrow, or interest. Tell them escrow. Get a receipt and ask if the transaction will be posted the same day.
Bingo! You are no longer short in your escrow on mortgage "A."

    It could work.

And why do these things always happen on Friday?

    Not Wells Fargo, PNC.

The funny thing is this refi required zero documentation of my income. No tax returns, not even a pay stub. All they did was get employment (not salary) verification. He claimed they didn't even run a basic credit check due to it being streamlined and my payment history with them.

Your idea is actually a very solid one except all the numbers were already finalized, so it probably would've just screwed up the closing from that direction. I was able to piece together all the info needed and get it to them by mid-afternoon. Since our closing is late on Monday, they claim they can still get it all done.

But you are dead on about it being all due to increased regulation. If anyone who created the regulation had a brain, and the intent was really to help make sure only people who could afford their mortgage got it, you'd think the focus would be more around income verification and debt ratio than money laundering.

Painkillers only work while you're drinking them. The next day, not so much
