Home Improvement: Tile?

    Updating. So after a bunch of quotes, we decided the best option for our floor is to pay an expert to make our floor better.
    This week our guy is working on it. He will in this order:
    repair grout
    fill in holes in the saltillo terra cotta tiles
    strip the existing buildup of crap (wax, sealants, etc)
    steam clean
    stain it darker
    reseal
    polish

    Today he's staining it. Can't wait to see it tonight. Trying to resist walking on it until he's completely finished. Glad we haven't moved into the home yet because it would be a nightmare trying to live in a home where the entire first floor is having work done.

    We were sold on this solution when we realized that it would take us much longer to DIY and that it would cost less to have them professionally repaired, stained, and sealed than it would be to lay down something new over it. So many square feet! One of the guys who came to give us a quote took one look at the tile, said "I can't do anything with this," and walked away.
