'legal' advice- landlord/rent etc? anyone know alot about this?
alright, so. i am probably fucked.
me and my friend looking to move into this place, he's out-of-province, so we figured i'd sign on the lease as mine. anyway, long story short, he isn't returning to school, and so, won't be returning here. so im stuck with this 2 bedroom place in my name that i need to start paying. i want out. so, even though i HAVE signed the lease (i haven't made a payment yet, AND my parents have NOT signed as cosigners yet... which might be a good thing), short of sweet talking the landlord, am i still able to pull out? i've been perusing ontarios landlord tenant board website http://www.ltb.gov.on.ca/ to see if i can find anything, but it's not terribly helpful. i want to call them tomorrow to see if i can find some sort of help. anyone think i'm still able to go OH WAIT NEVERMIND because my parents did not cosign?? |

Probably not, unless getting your parent's cosign was part of the contract agreement...if you can't get the place without the cosign, just tell them not to sign!
Otherwise, you'll have to either pay contract termination fees or sublet it.

I terminated a lease early (in Alberta) because my brother was moving out and I couldn't afford the place on my own. Wasn't a big deal, we just paid the termination fee and were on our way. I think it was a month's rent or something like that. Actually I didn't pay it, I made my brother because he was the one wanting to move (so kind I know, but he makes a lot more than me). My landlord was really nice about it and gave me a great reference. I think it happens quite a lot. But it could be different as we were already living there for like 8 months of our 12 month lease. And we didn't have any parental co-signers or anything. I was 20 and my brother was 18, so I don't know if those ages are close to yours or mean anything either. Good luck, let us know what happens.

I think your friend should be half-responsible if you agreed together that you sign the lease. You can just find a roommate too.
Can you sublet? Just sublet same price. What city? I am actually thinking about moving but not sure yet. The place I currently live in doesn't have co-sign at all but the landlord doesn't demand first and last payment at the beginning. |
