In my case I have to hire the inspector, costs for me is about $375 or so. I'm not sure what you are required, but ask your broker. He should be a wealth of information, if you don't have a broker, contact the seller's broker.
You're going to kill me for this but take a look... Mind you someone got screwed on this property since it's a bank owned property. I just got lucky in finding a deal.
The earnest money deposit will go towards your downpayment. When you close you bring a check for the rest of the balance due.
